“It’s always nice for someone having bought a house through Moores, to return 16 years later to sell it again. Every sale we agree has a back-story. It’s interesting to learn how our clients’ family have used the house over that time.

Many people don’t even know this small street exists, let alone how attractive the terrace is. That’s because you only see the rear of the houses when passing by bus or car along Grove Lane. I don’t like the euphemism “deceptively spacious’. It is generally ‘overused’ in our industry. But in this case I can’t think of a more apt phrase. From the rear these properties look relatively small, but inside they are generous with accommodation over three floors plus a useful basement.

For anyone without a walking problem, it’s an easy stroll into the centre of Meanwood or Headingley. The Meanwood Valley Trail is 100m away down Grove Lane, and Grove Lane is a direct bus route into town and to the universities.

We’ve sold two neighbouring properties recently, both purchased by young families with professional backgrounds. One was immaculate. The other needed a little work but the new owners have upgraded the house to create a beautiful family home. These are perfect for first time buyers, or those moving up from smaller terrace houses or flats.

This one four bedroom, two bathroom, period through terrace house is offered with immediate vacant possession. There’s also no upward chain, so the purchase should be fairly quick and straightforward.”

The sellers told us:

“We purchased the property in 2005 with a view to one of our daughter’s sharing it with fellow student friends from autumn 2005. Subsequently our youngest daughter also went to Leeds University so she also lived there for several years. Then our eldest daughter moved to Leeds and has lived in the house with other tenants until she moved out late last year with the remaining tenants vacating in June.

We looked at 29 properties in and around Headingley over a number of weekends until we found this one being marketed by Moores! We liked the house from first seeing it and have always felt we could happily live there as a family home. That first summer we spent 10 days living in the house whilst decorating and maintaining it. We enjoyed that stay and indeed did the same for a week or so each year until the tenants were no longer students so the house was never completely empty and we had to stay elsewhere when visiting.

We particularly like the size of the rooms and those original features still retained, the wooden floors and the pine doors. We were disappointed when to achieve an HMO licence we had to have many of the doors replaced with fire doors although we have retained the doors that were removed and would be happy to pass them on.

Grove Gardens is a quiet area with easy access to green and open spaces yet the lively ‘village’ hubs of Headingly and Meanwood are just a few minutes’ walk away.”

From the centre of Headingley on the A660 Otley Road at the junction with North Lane, proceed north along the A660 Otley Road and turn right at the first set of traffic lights into Shaw Lane. Keep to the right as the road forks, continuing onto Grove Lane. Take the next left after the pedestrian crossing into Grove Road and Grove Gardens is immediately on the right-hand side.
