The seller told us:

“I bought the house due to it being an oasis in the middle of LS6, close to shops and cafés, but also as an escape to a quiet leafy garden – it’s hard to believe you’re in the middle of a city. You can walk into town through the Uni, walk into Headingley or Waitrose along the ridge or catch a bus from the bottom of the road – there’s even a yoga class round the corner! I shared the house with friends initially but more recently lived downstairs whilst renting out the flat above; there’s a connecting door between the flats which can be locked or unlocked, depending on whether you want to share. Over a 25 year period I’ve replaced windows, had the basement damp-proofed, installed insulation plus had a new roof a few years ago. Three chimneys are lined for real fires – a real treat in winter! There are neighbours who’ve been here longer than me and some young families have moved in round the back. The neighbourhood association provides a good connection, with regular newsletters and picnics in Dagmar, our local community garden. Being a conservation area I’ve had hedgehogs, frogs, wrens, jays, ducks, foxes and a woodpecker in the garden, to name a few. I’ll really miss this place, especially the large rooms and windows. I’m only moving as it’s now too big for me these days.”

Rachel Abbott, the Negotiator at Moores who is looking after this sale, says:

“These are unique houses to the area, having very large gardens and car parking, compared to the majority of properties in the cul-de-sac that have small gardens and on-street parking. I imagine a number of investors being interested in the configuration of the two flats, but without doubt the real potential for this property is the reconversion into a family home. Such conversion will be expensive to do justice to the legacy the property possesses, but I’m sure it will be repaid in the increase in the market value when complete.”
