    The sellers told us:

“We have been very happy in Glebe Terrace since 1983 but are now moving away from Leeds. We’ll be sorry to leave this lovely house and our friendly neighbours, several of whom have lived in the terrace even longer than us. We liked the fact it’s tucked away yet within walking distance of a cinema, shops, pubs and restaurants, with Waitrose in Meanwood only a short drive or a walk through the park. It’s a few minutes to the bus stop for frequent services to the university or the city centre, and the green spaces of Meanwood Park and The Hollies are easy to walk to. We wanted to retain the character, with the original cornices and main fireplaces. A previous owner had replaced the dormer with an ugly modern one but when it needed repair we decided to restore it to its original form, reinstating the unspoiled appearance of the front of the terrace. A number of neighbours have extended at the rear of the kitchens. We obtained planning permission to extend but circumstances changed and we didn’t proceed. The top floor, which we have used mostly for storage, could be a wonderful space from which to work from home, undisturbed by the rest of the household. The sun streams into the front windows in the morning, while the back garden gets the afternoon sun. We hope someone else will have many happy years in this house.”

Kristy Marsden, the negotiator at Moores looking after this sale, says:

“This is a lovely stone fronted terrace on the fringe of Far Headingley and Weetwood, tucked away from the day to day activity of Far Headingley, yet only a few minutes from all the local shops and amenities. These are deceptive houses, far larger inside than you would expect from the exterior, and they are deep, having a lounge, dining room and a large breakfast kitchen off to the rear. They rarely come to market – there have only been 5 sales in the past 25 years, with the last one being No.9 that we sold back in 2012 for £368,000. This is a rare opportunity.”

From the centre of Headingley proceed north on the main A660 Otley Road away from the city centre. Proceed through the traffic lights at Shaw Lane/St Anne’s Road and continue up to The Three Horseshoes public house at the junction with Weetwood Lane and Otley Road. Turn right in front of The Three Horseshoes and proceed past the Catch Fish Restaurant. After the car park and the hairdressers and coffee shop on the right, turn right into Hollin Lane. First right is Glebe Terrace. No 3 is located on the right.
