We recently completed the sale of 5 Batcliffe Drive 5.5% above the guide price! The process ran smoothly from start to finish, with the seller having a choice of buyer from the 11 offers we received.
Our client first got in touch in February when they approached us for a Market Appraisal. The owner was an elderly lady moving in to a nursing home, therefore care and sensitivity was paramount. Moores’ Director, Michael Davies, visited the property to assess the value and provide the seller with his recommended guide price, based on the size, style and condition of the property, the local market demand for such properties, and the analysis of comparable properties recently sold in the area. Our sales team sold three out of the four houses that were on the market on this road in the last four years, providing us with valuable insight into the properties and their prospective buyers.
After our client confirmed they were happy with Michael’s recommended sales strategy, and Guide Price, we sent the paperwork across for completion; then it was time to start marketing. Like all of our sales, this featured a range of marketing including, but not limited to:
- – A Video Tour filmed and edited to suit the property’s target buyer (we are one of the only estate agents in the area to offer video tours!)
- – Sending details of the property to prospective buyers on our exclusive mailing list
- – Social media marketing reaching thousands of people each week, including paid-for advertising targeted towards your property’s demographic
- – Multiple wide angle internal and external photographs of the house
- – On The Market and Rightmove property portal marketing, both reaching local, regional, national and international buyers
We also allocate properties to Sales Negotiators to ensure continuity of service for the client and eventual buyer. The dedicated Negotiator is there to help guide them through the sales process, offering expert support and advice with offers, viewings and queries. In this instance though, the sale process was personally handled by Michael Davies.
Just one day after the property was introduced to the market, we booked seven viewings and three good offers quickly followed. Further viewings took place over the next week, resulting in a total of 11 offers – a number of them in excess of the Guide Price. After completing our due diligence enquiries regarding the offers, our client accepted the offer they were most happy with.
All this action took place within 15 days of the property being on the market!
Michael then sent out the Memorandum of Sale to the lawyers, and closely liaised with all the parties throughout the conveyancing process, leading to a smooth and stress-free completion.
