We are members of Propertymark NAEA & ARLA, and Propertymark has recently partnered with the UK Government’s fire safety campaign to share the message of fire hazards.
According to a Propertymark bulletin that we received recently, Home Office analysis has found you are around 8 times more likely to die in a fire if you do not have a working smoke alarm in your home, and while the majority (90 per cent) of homes now have at least one working alarm, 23 per cent of people say they never test them.
It is compulsory for a rented property to have a smoke alarm on every floor where there is living accommodation. At Moores, we test/install/replace smoke alarms at the change of every tenancy and test them on our quarterly inspections, but the Government states that a tenant is responsible for testing their alarms during their tenancy and suggests that this is done monthly.
This is supported by the following clause in our Assured Shorthold Tenancy Agreements, created by Propertymark:
8.26.1 To keep all smoke alarms and Carbon Monoxide detectors in good working order and in particular to replace all batteries as and when necessary and to check the alarms and Carbon Monoxide detectors monthly to ensure that they work.
