The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 have been laid out in parliament.

Set to become law from 1st April 2020, landlords will need to ensure that the electrical installations in their rental property have been checked and confirmed safe by a qualified electrician.

Safety checks will then be required at 5-year intervals and copies of reports provided to tenants (and the council if requested).

Any remedial works are to be done within 28 days of the report. Failure to comply with the regulations could result in a civil penalty of up to £30,000.

Landlords should not fear this change in regulation. Tenant safety is an essential part of property management and we welcome this update in regulations. A professional landlord with a quality property will want to ensure it is safe for their tenants. Keeping properties well maintained ensures optimum rent can be achieved and long-term tenants remain in the property.
