Calder House – Refurbishment Story

Our maintenance team, comprising of Gemma Hornsby, Oneeka Clarke and Luke Parkin, have just completed the project management of a refurbishment of a flat in Calder House, Navigation Walk in the city centre on behalf of the landlord.  We have managed the flat since 2008, but after the most recent tenant vacated (after enjoying a 6 year tenancy!) the landlord followed the advice from our Quarterly Inspections that a new kitchen would be beneficial to remain in keeping with a modern city centre flat and to also maintain the premium rent level.  In addition to a new kitchen, the landlord has re-carpeted throughout the rest of the flat, purchased new furniture, and has had bespoke wardrobes fitted in the bedroom. 

An initial report was compiled of the works required and quotes were sought from our contractors, many of whom have worked with us for 5+ years. Once the quotes were received Gemma discussed them at length with the landlord, further recommendations and tweaks to the plans were made and then the contractors began. Whilst the work has been underway Gemma has remained in touch with both the contractors and the landlord on a regular basis to check on updates and agree to the finer details; from the location of switches, to the colour of the grouting, to ensure the landlords vision was met. Weekly visits to the flat were made to check on progress and reports with photos were sent to the landlord each time to keep him informed of the work.

Gemma, who oversaw the majority of the project says: “it’s so nice to see a project like this through from beginning to end, the flat looks great and I’m so pleased the landlord is happy with the end result.”

Commenting on the refurbishment and his experience of Moores supervising the work, the landlord says: “the refurbishment would not have been possible without Moores. The refurbishment was completed last week.  The property went onto the rentals market last Thursday (4th July) and let on the first viewing the following day!  A new tenant moves in later this month.
