Changes to the Electrical Safety Regulations mean that from 1st April 2021, landlords must ensure all fixed electrical installations in their properties are safe, maintained correctly and are inspected and tested every five years by a qualified electrician. The electrician must also provide an Electrical Installation Report (EICR).

Electrical Installation Report (EICR)

Copies of the EICR(s) must be must be provided to the tenant(s) and if requested, the council. Any remedial works deemed essential on the EICR need to be completed within 28 days of the report. If landlords fail to comply with the regulations, they could be fined up to £30,000.

A certificate must be less than five years old to be considered valid. If the landlord’s current certificate was done more than five years ago, it is no longer valid and they must get an up-to-date EICR.

We have also organised the remedial work within the required 28 day period. We instruct a qualified electrician for the EICR. The same contractor does not undertake any remedial works recommended, for which we obtain open market quotations from our great team of qualified electricians who can ensure any necessary work is carried out promptly and to a high standard.
